Xenia Acquires $170M SoCal Hyatt Resort

Xenia Hotels & Resorts Inc. has acquired the 327-key Park Hyatt Aviara Resort Golf Club & Spa for $170 million. Hyatt manages the property since 2010 and will continue to do so.

Located at 7100 Aviara Resort Drive, on approximately 222 acres in the northern San Diego submarket, the property offers convenient access to many nearby points of interest.

Park Hyatt Aviara Resort Golf Club & Spa features 43 suites and includes common-area amenities such as:

• 78,000-square-foot meeting space
• six tennis courts
• two outdoor swimming pools
• 24-hour fitness center
• 24-hour business center
• recreation center
• game room
• golf driving range

Additionally, the hotel offers a 15,000-square-foot spa, which includes 20 treatment rooms and a couple’s suite, an indoor solarium lounge, saunas, whirlpool and steam rooms. The Aviara 18-hole golf course was designed by Arnold Palmer.

“Our ability to purchase the resort at a price substantially below replacement cost and well below those of comparable resorts in the region provides a significant value creation opportunity for the company,” Marcel Verbaas, chairman & CEO of Xenia, said in a prepared statement.

Earlier this year, Xenia sold Aston Waikiki Beach Hotel in a $200 million transaction.
