Tiktin Real Estate Services is the exclusive listing agent for Nova Southeastern University’s North Miami Beach Campus, a 360,804-square-foot complex that is now on the market for $32 million. TREIS President Adam Tiktin will lead marketing efforts on behalf of the owner.

Located on 8.3 acres at 1750 NE 167th St. in North Miami Beach, the campus offers 245,389 square feet of gross leasable space and features two vacant technology education buildings—a three-story, 28,000-square-foot building and a four-story, 52,800-square-foot building—as well as a five-story, 153,000-square-foot NSU Health Care Center, of which 28,000 square feet are currently occupied by health clinics. The buildings were constructed in 1961 and 1982. Additionally, the site includes a three-story parking garage, two parking lots and a 53,452-square-foot vacant lot.

Value-add opportunity

“This is an exceptional redevelopment opportunity for investors. A site of this size offers various new development and renovation options,” said Tiktin, in a prepared statement. “With the approved rezoning changes and so many new projects in the pipeline, it is a very exciting time for the City of North Miami Beach.” TREIS recently closed the sale of two retail properties in Tampa, Fla.

Situated along Snake Creek and close to Interstate 95 and the Florida Turnpike, the site is suitable for a charter school, a university campus, an office complex or multifamily use. Centrally located in North Miami Beach, the site is less than one mile west of Biscayne Boulevard, a heavily traveled retail corridor with traffic counts in excess of 57,000 cars per day.
