SPP Breaks Ground on Tampa Office Project

The city’s first downtown trophy office tower in more than 25 years, 1001 Water is part of the 56-acre Water Street Tampa development reshaping the urban waterfront.

Strategic Property Partners have begun construction on 1001 Water, a 20-story office development in Tampa, Fla., that marks the first new trophy office tower in the city’s downtown in almost three decades. The project will be part of Water Street Tampa, a 56-acre development on the metro’s urban waterfront. Encompassing roughly 380,000 square feet, 1001 Water will include office and retail space.

Designed by COOKFOX Architects, the development at 1001 Water St. is set to incorporate natural materials, provide access to daylight and vegetation and will feature a rooftop terrace. An additional outdoor space via a public plaza designed by Nelson Byrd Woltz Landscape Architects will connect the building to the adjacent University of South Florida’s Morsani College of Medicine.

Plans call for a project that will be both WELL core and shell certified as well as LEED certified. The entire Water Street Tampa project is slated to become the first neighborhood in the world to receive the WELL Design and Operations designation under WELL standards. Coastal Construction is in charge of construction at the office tower, while JLL is handling leasing efforts for 1001 Water, which is scheduled for completion in late summer 2021.

Part of a master plan

Water Street Tampa is a multi-phased, mixed-use project that is set to include more than 9 million square feet of commercial, residential, hospitality, educational, entertainment, cultural and retail space. The company is planning to build 1 million square feet of office space as part of the first segment of the $3 billion development.

In addition to 1001 Water Street, the development includes a 180,000-square-foot mixed-use project dubbed Sparkman Wharf and 400 Channelside, a 500,000-square-foot office property with a 30,000-square-foot sky garden.
