New 1.4 MSF Industrial Park Coming to Inland Empire

Trammell Crow Co. has been tapped to develop the three-building, 72-acre spec project in Riverside, Calif.

Los Angeles—Trammell Crow Co. has been selected to construct Columbia Business Park, a Class A, 1.46 million-square-foot speculative industrial development in Riverside, Calif., by Washington Capital Management Inc., advisor to property owner Operating Engineers Pension Trust, Local 12.

TCC’s SoCal—Newport Beach Business Unit is handling the development of the three-building, 72-acre project.

“We are extremely pleased to work with Washington Capital and Operating Engineers on Columbia Business Park,” Tom Bak, TCC’s SoCal—Newport Beach Business Unit’s senior managing director, said in a prepared release. “The site is strategically located in an increasingly land-constrained market. We will provide a world-class industrial product, designed for users with complex needs, such as e-commerce and logistics firms. Best-in-class is our goal when it comes to design and project execution.”

The construction will take part in three phases, with the first phase constituting the construction of a 1 million-square-foot distribution center (Building 1) on 46 acres, as well as grading, site work and design of a 371,229-square-foot distribution center (Building 2) on the adjacent 19 acres.

The Building 2 construction provides the flexibility to develop additional parking or trailer storage for Building 1, which will feature 37-foot clear height, 8-inch concrete “level” floor slab, 185-foot deep secured truck courts, ESFR, designated truck queuing lanes and offices to suit.

The second phase will include the development of the adjacent 7-acre parcel, which could provide additional parking, trailer storage, or accommodate a planned 86,853-square-foot building (Building 3).

The project is located in Riverside’s prestigious Hunter Park industrial corridor, in the heart of Southern California’s Inland Empire. The site provides direct access to I-215, CA 60, CA 91, and I-10, and is a short distance from the Hunter Park/University of California Riverside MetroLink station, which provides commuter rail access to the Greater Los Angeles metropolitan area.
