Nestlé to Occupy 258 KSF at Miami Logistics Park

Landlord L&B Realty Advisors landed a new lease, with Nestlé Waters North America, for an entire Class A building within the master-planned Airport North Logistics Park.

Cushman & Wakefield has arranged a long-term lease for Nestlé Waters North America at Airport North Logistics Park (ALP), a 900,000-square-foot, master-planned logistic campus in Medley, Fla. The tenant will occupy a full building within the Class A industrial complex.

Nestlé Waters agreed to move into the 257,074-square-foot Building 3 of ALP, located at 8501 N.W. 80th St. The first phase of the project consists of four buildings: the first three facilities have already been delivered and the fourth is a proposed 106,600-square-foot built-to-suit facility. Building 1 is fully leased to Neutralogistics and Eco Windows, while Building 2 includes 280,134 square feet of available space.

Strategic location

Located east of Northwest 87th Avenue and immediately north of Northwest 74th Street, ALP features warehouse and distribution space with clear heights up to 32 feet, a 190-foot concrete truck court and ample parking. The property is proximate to Miami International Airport and Port Miami.

The Cushman & Wakefield team of Executive Director Wayne Ramoski, Director Gian Rodriguez and Senior Associate Skylar Stein represented landlord L&B Realty Advisors. Senior Vice President Tom O’Loughlin, Account Manager Marineh Dermovsesian and First Vice President Larry Genet of CBRE assisted the tenant in the lease negotiations.

“ALP’s proximity and ease of access to Port Miami was a major factor in Nestlé’s decision making,” Ramoski said in prepared remarks. “That, coupled with L&B Realty Advisors’ long-term hold strategy as well as their ability to meet Nestlé’s desired operational timeline, helped get this deal done.”
