NC Triangle Office Asset Strengthens Tenant Roster

SolarWinds, a provider of powerful and affordable IT management software, joins Align Technology at Forty450 and will occupy the top floor of the property.

Federal Capital Partners and Strategic Capital Partners have signed a new lease at Forty540, a recently completed, 200,000-square-foot office building in Morrisville, N.C. SolarWinds will occupy 41,175 square feet at the top floor of the five-story property.

Located at 3030 Slater Road in North Carolina’s Research Triangle Park, Forty540 was completed in April and features a social hub with food options, outdoor seating and a fitness center. The Class A building is now more than 60 percent leased with up to 61,000 square feet of contiguous space still available.

Growing tenancy

SolarWinds, a provider of powerful and affordable IT management software, joins Align Technology, who occupies approximately 82,000 square feet at Forty450. Align Technology expanded its presence at the property earlier this year, in June.

“SolarWinds is yet another dynamic company that is making a significant commitment to the RTP area. We welcome them to Forty540 and look forward to helping them grow in the coming years,” SCP President Richard Horn commented, in prepared remarks.

CBRE Raleigh Senior Vice President Edward Pulliam and Executive Vice President Brad Corsmeier worked on behalf of the ownership in the lease negotiations. Senior Vice President John Daly represented the tenant.
