Matrix Group Sells CO Office Campus

Kaiser Permanente purchased Waterpark II and III, giving the company full ownership of the Waterpark Campus in Aurora, Colo. Transwestern's Denver Capital Markets team advised the seller in the transaction.

Kaiser Permanente has acquired Waterpark II and III, two Class A office assets in Aurora, Colo. The company already owns Waterpark I and completed the portfolio by purchasing the other two properties from Matrix Group for $25.3 million, Yardi Matrix data shows. 

Located at 2350-2550 S. Parker Road, Waterpark II and III total 210,848 square feet and were built in 1982 and 1984. The Waterpark Campus is 97.2 percent occupied with 60 percent of that space leased to health care company Kaiser Permanente. 

“It was a pleasure to work with Matrix Group on Waterpark II and III as an exclusive advisor. Several investors expressed interest in the properties, but Kaiser Permanente ultimately exercised its right of first offer to purchase,” said Brad Cohen, managing director for Transwestern, in prepared remarks.

Cohen, along with Managing Director Larry Thiel advised Matrix Group on the transaction. Just recently, Transwestern represented the law firm Chamberlain Hrdlicka in the long-term extension and expansion of its office lease at Weston Centre in San Antonio.
