JLL Inks Lease at Houston-Area Development

JLL’s David Bale and Eugene Terry represented the tenant in the lease negotiations, which will occupy the entire second floor of Building 4 at Grandway West.

JLL arranged a 36,596-square-foot office lease at Grandway West, a five-building office development in the Katy suburb of Houston. PCL Industrial Construction will relocate its headquarters to Building 4, which is currently under construction.

Completion slated for 2018

Located at 2322 W. Grand Parkway North, the asset is scheduled for delivery in January 2018. PCL Industrial Construction will occupy the entire second floor of the 72,045-square-foot Building 4, a two-story, Class A office property. The tenant, a subsidiary of Denver-based PCL Construction Enterprises, currently leases 18,144 square feet at Ten Plaza West, a 105,619-square-foot office building located at 15915 Katy Freeway in Houston.

JLL’s Executive Vice President David Bale and Senior Associate  Eugene Terry negotiated terms on behalf of the tenant, while Parker Burkett, leasing associate with Transwestern, represented the landlord, InSite Realty. Developed by The Urban Cos., Grandway West consists of two and three-story office assets located at the Grand Parkway and West Park Tollway. The developer broke ground on Building 4 this month.

“We needed a significantly larger space to accommodate current and future growth,” said John Moreno, regional president of PCL, in prepared remarks. “In planning for the future, we were in search of high-quality office space that was close to our employee base. This new location will provide us the office space and the quality we desire, in a location that supports both our business and our team,” he added.
