HFF has closed the $11 million sale of Willow Creek Shopping Center, a value-add retail center located in the Denver suburb of Centennial, Colo. The company worked on behalf of the seller and procured the buyer, an entity controlled by Miami-based Jewell Capital LLC.

Long-term potential

The 163,412-square-foot property is comprised of three buildings and four freestanding pad sites. Built as a grocery-anchored center in 1984, the building was then renovated in 2005. Willow Creek Shopping Center is home to a mix of tenants including Vasa Fitness, Willow Creek Wine & Spirit, The UPS Store, Level 4 Yoga, Arc Thrift and Busy Little Hands.

Located at 8200 S. Quebec St. at the northeast corner of Quebec Street and County Line Road, on approximately 21 acres, the retail center is situated in close proximity to other businesses such as Starbucks, Taco Bell, Pizza Hut Express, Walgreens, Fazoli’s and Wingin It.

Managing Director Jules Sherwood led the investment sales team that represented the seller. “The buyer saw great long-term potential in this cash-flowing value-add asset. Its irreplaceable location at County Line and Quebec is a great fit for the investor’s long-term strategy,” said Sherwood in a prepared statement.
