Fully Leased VA Office Asset Receives Financing

Natixis Real Estate Capital provided a $10.4 million loan for Avion Midrise III, a three-story building located within the 188-acre Avion Business Park in Chantilly, Va.

An affiliate of Northridge Capital has obtained $10.4 million in financing for Avion Midrise III, a 71,507-square-foot office building in Chantilly, Va. Natixis Real Estate Capital acted as the lender of the 10-year, fixed-rate loan.

The property has been fully occupied for more than 10 years by a single tenant, Leidos Innovations Corp., known for its extensive work with the global defense industry. The three-story building was completed in 2003 and encapsulates high-security level features, as well as abundant surface parking.

Avion Midrise III is part of the 188-acre master-planned Avion Business Park campus. Located at 14550 Avion Parkway, in the Route 28 South corridor, it is surrounded by a large number of federal agencies and contractors, communities and retailers. Dulles International Airport is 7 miles away, while major thoroughfares including Route 50 and Sully Road are situated within close proximity.

HFF Senior Director Chris Hew represented the borrower in the transaction. The broker has recently arranged the refinancing of three luxury hotels in Washington, D.C., New York and Miami.
