Duke Realty’s Master-Planned Industrial Park Breaks Ground

Tampa Regional 13124 is the first development at 1.1 million-square-foot Tampa Regional Industrial Park.

Tampa, Fla.—The Central Florida office of Duke Realty Corp. announced that the company has begun construction of Tampa Regional 13124, the firm’s first warehouse at Tampa Regional Industrial Park. The building, which is one of the largest speculatively developed warehouses in Hillsborough County, is scheduled for completion in July 2017.

Tampa Regional Industrial Park, also known as TRIP, is located on the east side of Hillsborough County. The park is situated at the northeast corner of Big Bend Road and U.S. Route 41, with direct access to Interstate 75 and only 12 miles south of Interstate 4. In addition, TRIP is close to Tampa International Airport and the Ports of Tampa and Manatee; the park also has CSX rail service available.

TRIP encompasses 117 acres that can accommodate up to 1.1 million square feet of 32-foot, clear-height, Class A warehouses. “TRIP provides warehouse/distribution users a rare combination of large blocks of new, state-of-the-art industrial space in a location with superior highway access,” said Ed Mitchell, SVP of Duke Realty’s Florida operations, in a prepared statement. “Based on strong market demand for high-quality industrial space near a strong base of workers, we elected to begin construction of our first building in the park, Tampa Regional 13124, so that we are positioned to readily respond to clients with immediate space needs,” added Mitchell.

The 337,447-square-foot Tampa Regional 13124 will incorporate 64 dock doors, with expansion capabilities up to 87. Other features include 101 trailer storage positions, a 175-foot truck court, T5HO fluorescent lighting, an ESFR sprinkler system, 4000-amp, 480/277 electrical service and 264 parking spaces.

“In addition to its great location, TRIP puts companies close to where their workers live,” added Tim Perry, Duke Realty’s VP of Leasing in Central Florida. “Hillsborough County is one of the fastest growing areas in Central Florida, boasting more than 700,000 workers. Plus, TRIP is adjacent to two of the top five most populous zip codes for workers aged 25 to 54,” concluded Perry.
