Compass Self Storage Buys FL Facility

The Amsdell Cos. paid $9.9 million for a 98,000-net-rentable-square-foot storage facility located in Largo. The asset marks the company’s 21st facility in Florida.

Compass Self Storage, an affiliate of Amsdell Cos., has acquired a 98,000-net-rentable-square-foot facility in Largo, Fla. Indian Rocks Storage sold the property for $9.9 million, according to public records. The transaction marks the 21st Compass Self Storage acquisition in Florida. The company owns facilities in more than 10 states, including Georgia, Texas, North Carolina and Illinois.

Located at 12700 Walsingham Road, the facility is just off Freeway 688, within 4 miles of downtown Largo and around 9 miles from St.Pete-Clearwater International Airport. Additionally, the property is near residential areas; there are approximately 10,400 housing units completed or under construction within a 5-mile radius.

The 10-building facility, which was constructed in three phases in 1981, 1984 and 2016, occupies 4.8 acres and features both climate- and non-climate units, ranging from 20 to 280 square feet. Other characteristics of the storage asset include gated entry, drive-up access and security cameras.

Additional services offered are moving and packing supplies and truck rental options. Compass Self Storage plans to upgrade the property’s security system by adding smart locks, high definition video, automatic gates and individual access control.
