Adaptive Reuse Project Breaks Ground in Midtown Atlanta

Slated for completion in the fall of 2018, Inland Tract will feature roughly 77,500 square feet of creative and flex loft space.

A partnership between Third & Urban and Granite Properties has broken ground on Inland Tract, a redevelopment of two mid-century warehouses in West Midtown Atlanta. The $16 million adaptive reuse project will deliver 77,487 square feet of creative and flex loft space upon completion, in the fall of 2018.

Located at 1218 and 1236 Menlo Drive, the buildings were constructed in 1964. Inland Tract will feature high ceilings, skylights and storefronts, an open-air courtyard with outdoor landscaping and seating. Amenities will include drive-up access and ample parking. Tenants will have access to numerous surrounding restaurants and entertainment options.

Strategic partnership

Patterson Real Estate Advisory Group helped form the joint venture between Third & Urban and Granite and procured construction financing from State Bank for this project. The developers retained Kronberg Wall as the architect and Derucki Construction as the builder, while Wilson, Hull & Neal will spearhead leasing efforts.

“Inland Tract allows all kinds of businesses, including professional services, creative, restaurant, retail and entertainment users to customize a workspace in a popular neighborhood ideal for ‘live, work and play.’ The modern loft-style space features open floor plans for collaborative work areas, warehouse, showroom and studio needs,” said Joseph Rogers, partner at Wilson, Hull & Neal, in prepared remarks.

Inland Tract sits less than half a mile from Bellwood Quarry and Atlanta’s Beltline Park, providing easy access to Midtown and Buckhead. Restaurants and shops are within close proximity, and entertainment destinations like The Goat Farm Arts Center, Top Golf and Painted Duck are within walking distance.
