Lamps Plus Lands Tenant for LA Facility

An automotive supplier will occupy an entire building in a supply-constrained submarket.

DNA Motor, a supplier of automotive parts, has signed a 350,000-square-foot lease with landlord Lamps Plus for a facility in City of Industry, Calif. Newmark arranged the lease agreement on behalf of both parties.

The single-story building is located at 20301 E. Walnut Drive North, on nearly 15 acres of land. The 1979-built facility offers cross-dock loading on three sides, 35 dock-high loading doors, 25-foot to 30-foot clear heights and roughly 700 parking spaces. Additionally, the property features 10,000 square feet of office space.

The facility is just off Route 60, some 40 miles northeast of the Ports of Los Angeles and Long Beach, Calif. The Los Angeles International Airport is roughly the same distance via Interstates 605 and 105.

The Newmark team that arranged the lease on behalf of the landlord included Executive Managing Directors Ron Washle and Mark Kegans as well as Managing Director Jim Center, while Newmark Executive Managing Director Rick Sheckter and Director Johnson Chein represented the tenant.

In December last year, DNA Motor signed a five-year 139,000-square-foot lease at 18400 Gale Ave., also in City of Industry. The move to the new location was slated for the beginning of 2021. The tenant agreed to a monthly base rate of $122,000, according to the Los Angeles Business Journal.
