JLL to Lease NJ Class A Office Building

The firm will handle the marketing and leasing services for Independence Place, a 120,528-square-foot prime office building located in Warren, N.J. The owner plans to renovate the property's lobby, restrooms, common areas and elevators.

American Equity Partners has selected JLL to oversee the leasing and marketing if its Independence Place, a Class A office building located at 10 Independence Blvd. in Warren, N.J. The leasing team comprises Senior Vice Presidents Craig Eisenhardt and Robert Ryan and Associate Jason Benson, accompanied by American Equity Partners’ David Elkouby.

The asset is located within the 118-acre Somerset Hills Corporate Center office campus, offering direct access off the four-way interchange of Interstate 78 and Liberty Corner Road, with proximity to Interstate 287 and Routes 202 and 206.

The four-story, 120,528-square-foot structure was built in 1988 and features an on-site café and banking unit, as well as 410 parking spaces, according to Yardi Matrix data. The owners replaced the roof in 2016 and embarked on a renovation process starting this June, with completion slated for September. Upon its execution, Independence Place will include a new lobby and restrooms and improved common areas and elevators.

The building offers 64,000 square feet of vacant space on the third and fourth floors and 7,000 square feet on the first floor. The rest of the space is occupied by tenants such as Virgin Mobile, FormTech Print, USGA and 3Shape. Two Basking Ridge train stations facilitate transportation. Neighboring amenities include hotels, retailers, restaurants and Newark Liberty International Airport. New York City is situated approximately 40 miles east.
