Denholtz Inks Lease Renewal at Tampa Office Asset

The Times Building recently underwent an extensive improvement program, which included the addition of a new fitness center and a complete lobby renovation.

Denholtz Associates completed a lease renewal with The Times Publishing Co. at a 180,630-square-foot office building in downtown Tampa, Fla., dubbed The Times Building. The tenant occupies an 18,250-square-foot space at the property and recently signed another lease renewal at 490 First Ave. in St. Petersburg, Fla., another asset in the landlord’s Florida portfolio.

Significant renovations

Located at 1000 N. Ashley Ave., The Times Building recently underwent a $1.5 million improvement program including a complete lobby renovation, new restrooms, the addition of a fitness center and a café to be operated by Inside the Box Catering. Denholtz Associates partnered with architecture firm Rotwein+Blake to complete the project, as well as with DiamondBack Engineering, an electrical and mechanical engineering company, and construction manager Ed Taylor Construction.

The 10-story asset offers tenants amenities, including an on-site management team, shared conference facility, ample parking and downtown shuttle service. The property is part of Tampa’s cultural arts district and sits across from the Straz Performing Arts Center. The location provides access to Interstate 275 and is a short drive from Tampa International Airport.

“We have a long-standing relationship with the Times Publishing Co. due to our lease with them at 1000 N. Ashley and their 110,000-square-foot lease at 490 First Ave. in St. Petersburg. They embody the type of well-established and successful tenant that we aim to attract to our office spaces. We are happy that our renovations to 1000 N. Ashley will enable them to continue their tenancy in Tampa as a prominent member of the city’s growing business community,” said Kristine Hurlbut, senior vice president of leasing at Denholtz Associates, in prepared remarks.

Cushman & Wakefield Senior Director Mercedes Angell and Director Lauren Coup are spearheading marketing efforts at the property, with current leasing opportunities ranging from 900 square feet to 16,000 square feet.
