Dallas Office Building Gets New Management

Bradford Commercial Real Estate Services will also oversee leasing and ongoing capital improvement work at the 1981-built asset located roughly 4 miles north of downtown.

Highland Park West

Mercantile Realty Partners has selected Bradford Commercial Real Estate Services to oversee property management and leasing at Highland Park West, a 51,847-square-foot Class B office building in Dallas. The owner had previously operated the asset, and JLL had marketed the structure’s available space.

Located at 4300 MacArthur Ave. in Highland Park, Texas, the two-story building is situated alongside the Dallas North Tollway, less than 4 miles from the metro’s urban core. Only two other office assets are within a mile of the property, according to Yardi Matrix.

Dallas has experienced unprecedented growth in recent years, with tenants racing to occupy newer, amenitized office stock. Highland Park West’s owner intends to invest in capital improvements at the 1981-built asset, with plans including updates to common areas, new signage and building the upper floor out as spec suites.

The property is 45 percent leased to a tenant mix including a dermatologist office, a law practice and an accounting firm. Bradford’s Jared Laake and Richmond Collinsworth are heading up leasing operations, and the team plans to boost the property’s occupancy to 90 percent, building off the renovations and the asset’s competitive location. The firm’s David Simpson will oversee property management.
