Local development company Boylston Properties recently broke ground on Phase I of a new Marriott Residence Inn, located at 121 Brookline Ave. near Fenway Park.  According to the Boston Globe, the $60 million project will be the first hotel constructed in the area in decades.

The vacant Ace Ticket storefront and adjacent parking garage are being demolished to make room for the 8-story extended-stay facility, complete with 175 guest rooms and 6,000 square feet of street-level retail and restaurant space. Thanks to the project’s prime location near hospitals, colleges and sports venues, the new Marriott hotel is expected to revitalize street activity and attract further hospitality developments to the area.

Designed by Boston-based Group One Partners Inc. and set for completion in the summer of 2013, the new Marriott Residence Inn will feature a red brick façade that blends with the surrounding architecture. According to the Globe, the hotel’s only signature feature will be a rooftop swimming pool opening into a patio with a beautiful panorama of the neighborhood.

In further hospitality news, the Boston Business Journal reports that the 463 Beacon St. Guest House in Boston’s Back Bay was sold for $3.8 million to private investor Wenhua Jiang. The seller, Bernard Gelber, was represented in the transaction by Boston Realty Advisors. The brownstone mansion has 20 guest rooms, each of them featuring a private bath and amenities such as cable TV, phone, microwave, refrigerator, air conditioning and ornamental fireplaces.
