Biotech company Akouos has leased 37,500 square feet of lab space at Pappas Commerce Center in Boston’s Seaport District. The firm joins 908 Devices Inc., with 75,000 square feet of lab/office space still available.

Akouos’ headquarters will be on the second floor of Boston’s newest waterfront flex property located at 645 Summer St. The 150,000-square-foot asset is within walking distance of the MBTA Silver Line and bus routes. Providing 15-foot ceilings and floor-to-ceiling glass, the property includes an enclosed rooftop meeting area, shuffle board courts, first-floor cafe, showers and locker rooms.

CBRE’s Adam Brinch and Meredith Christensen worked on behalf of landlord Pappas Properties, while Carolyn Wheatley represented the tenant.

“Boston’s new economy requires a different type of building as innovative companies look for hybrid lab/office space. We have created a building unlike any other in Boston,” said Pappas Properties Vice President Andrew Pappas, in prepared remarks.

Boston’s Seaport District has undergone rapid changes over the past decade. Many of the area’s abandoned industrial sites and parking lots have been converted into modern projects. The 121 Seaport building is one of the latest additions to the dynamic area.
