Brookfield Properties has signed a 10-year, 86,498-square-foot lease with Syneos Health at its 200 Vesey St. in Lower Manhattan. The biopharmaceutical solutions company will occupy the entire 39th and 40th floors of a commercial office condominium inside the Class A office building, consolidating its operations from various Manhattan locations.

The 2.5 million-square-foot high-rise, part of the Brookfield Place mixed-use complex, was completed in 1986 and underwent renovations in 2014, Yardi Matrix data shows. Additionally, it received LEED Silver certification in 2009. Other notable tenants include American Express, RBC Capital Markets, SEC and Regus.

JLL’s Paul Glickman, Matt Astracha, Erika McNeil, Jonathan Fanuzzi and Kip Orban, alongside Syneos Health Senior Vice President & Head of Corporate Services Kevin Brandenburg, represented the tenant in the lease transaction. JLL’s Lisa Kiell, Michael Shenot, Ed DiTolla and Andrew Coe acted on behalf of the landlord, which inked a similarly large office lease last September in Houston.

Employees and biopharmaceutical customers alike will also benefit from access to the Oculus, one of the world’s premier transportation hubs,” McNeil said in a prepared statement.
