Micro-bay warehouse space operator WareSpace recently announced two new property acquisitions, as it continues its national expansion in established markets where smaller warehouse options are limited.<\/p>\n

These deals mark the company’s second location in both Houston and in the Bay Area, as well as its first footprint inside Houston’s Interstate 610 Loop and its first in California\u2019s East Bay market.<\/p>\n

\u201cWe’re continuing to expand in markets where we know there’s demand for smaller, flexible warehouse space,\u201d said Levi Cohen, co-founder and CEO of WareSpace. \u201cOur existing locations in Houston and the Bay Area have given us a strong foundation to build on, and these acquisitions allow us to reach more businesses in both regions. We see opportunities like these across the country and have the capital to keep pursuing them.\u201d<\/p>\n

WareSpace has also announced plans to reposition both properties into flexible, move-in-ready warehouse units, ranging from 200 to 2,000 square feet.<\/p>\n

The largest of the two acquisitions is located in the Warm Springs corridor, an established industrial and advanced manufacturing hub near Silicon Valley. Totaling 58,000 square feet of industrial space in Fremont, Calif.<\/a>, the property at 47651 Westinghouse Dr., is within close proximity to I-880 and I-680, which offers business here easy access beyond South San Francisco into the East Bay, San Jose, and surrounding communities.<\/p>\n

The other recently acquired property, totaling 51,000 square feet of Houston industrial space<\/a>, is located in the Timbergrove neighborhood just northwest of Downtown, offering convenient access to the Heights, River Oaks, and the Galleria, as well as expressways serving the city’s urban core.<\/p>\n

This represents the company\u2019s second investment in the Houston market and builds on the success of WareSpace Northwest, which was one of the company’s earliest-owned facilities and has seen rapid leasing and consistently high occupancy.<\/p>\n

\u201cBoth properties are in established industrial areas where small format warehouse spaces are becoming increasingly difficult to find, and in many cases, are being taken offline entirely,\u201d said Joseph Ely, co-founder and COO of WareSpace. \u201cHouston’s Inner Loop location puts us closer to businesses operating in the heart of the city and those serving the dense neighborhoods in the surrounding areas, while Fremont gives us access to a different part of the Bay Area, including Silicon Valley.
