Bethesda, Md.-based commercial real estate finance and advisory services firm Walker & Dunlop, Inc. recently announced the successful refinancing of the mixed-use office building at 40 10th<\/sup> Ave., in Manhattan\u2019s Meatpacking District.<\/p>\n

Walker & Dunlop worked as exclusive advisor to property ownership, William Gottlieb Real Estate and Aurora Capital. Dustin Stolly, Aaron Appel, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Sean Reimer, Jordan Casella, and Stanley Cayre arranged the fixed-rate, permanent debt refinancing from Corebridge Financial, Inc.<\/p>\n

Completed in 2019 to designs by Studio Gang, 40 Tenth Avenue is LEED-Gold certified and encompasses 99,000 square feet of Class A rentable Manhattan office space<\/a>, in addition to roughly 40,000 square feet of retail.<\/p>\n

Hyundai Motor occupies the property\u2019s entire retail component, spanning the ground and second floors. The office portion of the property (floors three through 12) is home to a variety of tenants, including: Starwood Capital Group; WestCap Management; RTW Investments; Stripes; and Checkout.com.<\/p>\n

The building has more than 18,000 square feet of landscaped private outdoor space, which includes an approximately 10,000-square-foot rooftop terrace that is accessible to all tenants, and a planted second-floor terrace of approximately 8,000 square feet, that is adjacent to the High Line.<\/p>\n

Property features and amenities also include: floor plates ranging from 13,700 to 14,689 square feet; above-standard ceiling heights; floor-to-ceiling windows offering panoramic views of the Hudson River, the High Line, and the Meatpacking District streetscape; bike lockers; and spa-like locker rooms with showers.<\/p>\n

We valued the opportunity to collaborate with Aurora Capital on a financing that supports its long-term plans for the property.\u201d<\/p>\n
