O\u2019Melveny & Myers has signed a 15-year renewal for roughly 100,000 square feet at 1625 Eye St. NW in Washington, D.C., keeping the law firm in the building where it has been a tenant since 2003. O\u2019Melveny is the property\u2019s largest tenant by square footage and occupies its top three floors at the 405,000-square-foot building, which is located two blocks north of the White House.<\/p>\n

The renewal comes as the building\u2019s new owners prepare for a substantial renovation. GreenBarn Investment Group, FarmView Ventures and capital partner Farallon Capital acquired the property in 2025, taking it through a foreclosure auction with a $60.5 million credit bid. Now, the owners plan to redesign the lobby, upgrade security, and add a rooftop with indoor and outdoor gathering areas. Plans also call for a conference and event facility; an expanded tenant fitness center; and new retail from LDV Hospitality, including American Cut Steakhouse and an Italian caf\u00e9.<\/p>\n

\u201cWe have known this asset for many years and have always believed in the quality of the building, its irreplaceable location and its long-term potential,\u201d said John Wolf, founder and managing partner of FarmView Ventures.<\/p>\n

The 12-story building was completed in 2003, replacing the former Cafritz Building, and holds LEED Gold certification. It features a nine-story atrium and a 425-space parking garage.<\/p>\n

Avison Young\u2019s Eli Barnes, Jonathan Wellborn, Will Stern, Lauryn Harris and Macy Parana represented ownership, while CBRE\u2019s Jeff Welch and JLL\u2019s Greg McCavera and Ella Adkins represented O\u2019Melveny.<\/p>\n

For the wider Washington, D.C. office market, asking rates averaged $40.55 per square foot in July \u2014 well above the $33.58 national average, according to Yardi Research data cited by CommercialCafe. Meanwhile, vacancy stood at 19.4%, compared with 17.7% nationally.<\/p>\n

To that end, the market continues to contend with office job losses: Office-using employment in Washington, D.C. was down 2.4% year-over-year in June, according to Bureau of Labor Statistics data.<\/p>\n","protected":false},"excerpt":{"rendered":"
