Developer CRG sold Building C at The Cubes at Mesa Gateway, a 1.2-million-square-foot distribution facility, to an unnamed global asset manager. Neither side disclosed a price.<\/p>\n<p>Institutional buyers have been chasing exactly this kind of asset \u2014 brand new, fully leased and tied to a tenant that isn\u2019t going anywhere. Lowe\u2019s runs the building as a regional distribution hub and still has years left on its lease, which leaves the new owner with a long, predictable income stream from an investment-grade retailer. Cushman &amp; Wakefield\u2019s Will Strong led the team that represented CRG and brought in the buyer.<\/p>\n<p>Building C sits at 7111 S. Crismon Road in Mesa\u2019s Southeast Valley, about five miles from the Phoenix-Mesa Gateway Airport and with quick access to Loop 202 and the new State Route 24. It\u2019s one piece of The Cubes at Mesa Gateway, CRG\u2019s 268-acre, roughly 4-million-square-foot, master-planned park. Nearby, another building on the site is headed to Hadrian, an advanced-manufacturing firm that has announced a $200 million hub there.<\/p>\n<p>The deal lands in one of the country\u2019s most active industrial markets for investment: So far this year, Phoenix has recorded roughly $948 million in industrial sales, which is the most of any market in the West, according to Yardi Research Data.
