The New Zealand Permanent Mission to the United Nations has renewed its 11-year lease at L&L Holding Company\u2019s 600 Third Ave, extending a diplomatic tenancy that has occupied the building\u2019s entire 14th floor for roughly 20 years, according to Commercial Observer<\/em><\/a>. The deal pushes New Zealand\u2019s commitment at the property through at least 2036.<\/p>\n

The mission occupies 11,865 square feet at the 42-story Midtown East office tower. Financial terms of the deal were not disclosed.<\/p>\n

Kent Swig, James Emden, and Peter Shakalis of Helmsley Spear represented the tenant, while L&L was represented in-house by Jonathan Tootell, Tanya Grimaldo and Giannina Brancato.<\/p>\n

Located between East 39th and 40th streets, the building sits about six blocks from United Nations\u2019 headquarters and four blocks from Grand Central Terminal, a key consideration for diplomatic operations.<\/p>\n

\u201cThis lease renewal is a great testament to 600 Third Avenue ownership and the confidence shown in New York City as it continues a vibrant path forward in 2026,\u201d said James Emden of Helmsley Spear.<\/p>\n

Built in 1970, the 590-foot tower has undergone a series of capital improvements in recent years, including a renovated lobby; modernized elevators; and upgrades to core restrooms and corridors on 11 floors, including the 14th. L&L Holding Company and its partner BlackRock also redesigned a 6,500-square-foot public plaza in 2016. The property is Energy Star-certified and features 24\/7 security, a visitor registration system and on-site management.<\/p>\n

The renewal follows steady leasing activity at the property throughout the last two years. In 2023, law firm Polsinelli renewed and expanded to 52,516 square feet across three floors in a 10-year deal running through 2036. Then, in February of last year, Aaronson Rappaport Feinstein & Deutsch signed a 15-year renewal for 42,764 square feet spanning the fifth and sixth floors, while Bond, Schoeneck & King renewed the entire 22nd floor for seven years.<\/p>\n

As of early last year, the building was approximately 91% leased<\/a>. Meanwhile, retail hit 100% occupancy in August 2025 when Dunkin\u2019 signed for the final retail space, joining Shake Shack, Chipotle Mexican Grill, Just Salad and Blink Fitness.<\/p>\n
