Houston Methodist has signed a lease for 75,800 square feet of space at Dynamic One \u2014 the 355,000-square-foot building at TMC Helix Park in Houston. The lease represents the second major tenant at Dynamic One, following Baylor College of Medicine, which signed a lease for 114,000 square feet of lab and office space<\/a> in early 2023.<\/p>\n

Houston Methodist will utilize the space for its research initiatives with a focus on cardiovascular sciences, orthopedics and RNA therapeutics. The new space will accommodate two full floors of state-of-the-art biomedical research laboratories and will provide access to the amenities of the surrounding TMC Helix Park, including a multipurpose lounge and event space; an outdoor terrace; a fitness center; 24\/7 security; additional lab storage; and oversized loading docks.<\/p>\n

TMC Helix Park is a state-of-the-art life sciences hub that opened in October with the inaugural launch of the 250,000-square-foot TMC3 Collaborative building.<\/p>\n

Developed by Beacon Capital Partners in partnership with Zo\u00eb Life Sciences, Dynamic One opened its doors in November.<\/p>\n

Houston\u2019s Life Sciences Surge With Purpose-Built Real Estate<\/h2>\n

Beyond its lease at Dynamic One, Baylor College of Medicine also broke ground on a 503,000-square-foot, 11-story medical education and research facility adjacent to Helix Park in early 2023. This project \u2014 coupled with the TMC3 Collaborative building that launched in October 2023 \u2014 collectively accounted for a substantial portion of the four developments that saw Houston\u2019s life sciences ecosystem to add nearly 1 million square feet of purpose-built laboratory space in the past year.<\/p>\n

Other noteworthy expansions include the Alexander Estate Properties Woodlands \u2014 which encompasses 124,000 square feet \u2014 and Phase One of Levit Green, which spans 265,000 square feet.<\/p>\n
