Kennedy Wilson Brokerage \u2014 a division of real estate investment company Kennedy-Wilson Properties, Ltd. \u2014 announced that it had recently facilitated the notable renewal of an office lease at Biltmore Court: The California Appellate Project\u00a0of Los Angeles\u00a0(CAP-LA) has extended its occupancy at the South Grand Avenue property. CAP-LA currently occupies roughly 13,000 square feet of downtown Los Angeles office space<\/a> on the fourth floor of the building, and the non-profit law firm has renewed its lease for a 10-year term. According to statements released regarding this agreement, the lease marked one of the largest such deals to close in the downtown submarket during Q4 2023.<\/p>\n

Located adjacent to the historic Biltmore Hotel in downtown Los Angeles, the Biltmore Court building just celebrated its 100-year anniversary, marking the completion of a century rich in historical, cultural, and architectural heritage. Originally built in 1923, it opened to great fanfare as the largest hotel west of Chicago and remains one of the best examples of Beaux Arts style architecture in Los Angeles to this day. The 12-story property was converted to office space in 1989.<\/p>\n

The Court is part of the 1.2-million-square-foot hotel and office complex overlooking Pershing Square, which recently entered a long-awaited renovation project. Designed by Schultze and Weaver (also responsible for New York\u2019s iconic Waldorf Astoria hotel), the Biltmore complex has earned significant importance<\/a> in national and international culture. Today, its name is mostly known in association with the Academy of Motion Pictures Arts and Sciences as the lavish Biltmore ballroom was the original host of the Oscars.<\/p>\n

\u201cBiltmore Court is just down the street from DTLA\u2019s Civic Center neighborhood, where a number of judicial and law enforcement institutions are located, so the property provides an ideal location for the work CAP-LA does and the people it serves,\u201d Shapiro said.<\/p>\n

Located near the Los Angeles Financial District, the property at 520 S. Grand Ave., also offers flexible office space, corner suites, and full-floor office leasing opportunities. In addition to the Pershing Square renovation, recent improvements in the area also include the highly anticipated opening of fine dining concepts by H&H Brazilian Steakhouse and Global Dining Inc.\u2019s Settecento.<\/p>\n
