Kuehne+Nagel Takes 276,000 Square Feet at New Industrial Park Outside Charlotte, N.C.
Kuehne+Nagel has leased 276,000 square feet of warehouse space at 1400 Ridgeview St. in Landis, N.C., where the Swiss logistics group will run a contract-logistics warehouse handling storage and fulfillment. The building sits in Landis Ridge, the industrial park that Dallas-based developer Jackson-Shaw has been building about 32 miles northeast of Charlotte, N.C.
Landis Ridge covers 149.6 acres off Old Beatty Ford Road and is planned in two phases. Jackson-Shaw put the full build-out at 1.3 million square feet when it broke ground in April 2024 and at up to 1.25 million when it delivered the first phase last December.
That first phase came to three speculative buildings running to nearly 600,000 square feet with 2,700-square-foot office suites, LED lighting throughout the warehouse space and dock levelers. All three were finished without tenants signed and were offered for immediate occupancy.
“Bringing Landis Ridge to life has been a deeply rewarding milestone for our team,” said Ryan Beadle, vice president of development at Jackson-Shaw, in the December release announcing the first phase.
Landis sits beside the newly built exit 65 on Interstate 85, which Jackson-Shaw said connects the park to the Charlotte, N.C., area and a larger labor market.
At the 2024 groundbreaking, Beadle said demand in Charlotte, N.C., remained strong for well-located industrial buildings of this size, particularly those with access to good labor pools.
The park is Jackson-Shaw’s first project in the Charlotte, N.C., market. The developer works mainly across Texas and the Southwest with projects in Dallas, Fort Worth, Houston, Austin, San Antonio, Las Vegas and Phoenix.
Compatriot Capital is the equity partner on Landis Ridge, Frampton Construction is the general contractor, Merriman Schmitt Architects designed it, Orsborn Design Group handled civil engineering and Hartford Investment Management Company provided financing. JLL’s Jay Hill, Spencer Yorke and Matthew Greer lead leasing at the park.
