Baltimore Submarket Business Park Adds 2 Industrial Tenants to Roster
Commercial real estate agency Matan Companies recently announced the signing of two long-term industrial leases at the Wedgewood South business park in Frederick, Md. Totaling more than 92,000 square feet of suburban Baltimore industrial space, the deals reinforce the continued strength of the wider region’s industrial market, as well as demand for high-quality logistics and distribution space.
The smaller of the two leases is a multi-year deal with Sterling Computers Corporation (Sterling), which will occupy approximately 32,000 square feet.
A global solutions integrator that provides federal agencies with the latest IT hardware, software, cloud, cybersecurity, and technology solutions, Sterling’s location in Frederick will enhance its ability to configure, integrate, and deploy customized IT solutions in support of its federal customers.
The larger of the two recently inked leases is a 10-year deal with Global Sphere Trading, Co. The fast-growing logistics and fulfillment startup will occupy 60,000 square feet at the 4510 Buckeystown Pike building of Wedgewood South.
“These long-term commitments reflect the continued confidence businesses have in Frederick as a premier location for industrial operations,” said Brad Benna, director of leasing for Matan Companies. “We’re proud to welcome Sterling Computers Corporation and Global Sphere Trading, Co. to our portfolio and appreciate the partnership of Colliers and Cushman & Wakefield in bringing these transactions to completion.
“Frederick continues to attract companies because of its strategic location, exceptional workforce, and convenient access to major transportation corridors, making it one of the Mid-Atlantic’s strongest industrial markets.”
Headquartered in the Washington, D.C. suburbs, Matan Companies currently has a portfolio consisting of more than 10 million square feet of industrial, bio-life science, and office assets, in addition to 20 million square feet of projects in the development pipeline, several active residential developments, and a separate portfolio of multifamily and manufactured housing units.
Matan’s range of services to their real estate investors and tenants includes entitlement/construction management, asset and property management, leasing, and tenant services.
The Sterling lease was completed through the collaborative efforts of Colliers and Matan Companies, while the transaction with Global Sphere Trading was a collaboration of Cushman & Wakefield and the Matan Companies.
