JLL’s Capital Markets group recently announced the completed sale of the One Marina Park Drive office tower in Boston’s Seaport District between Clarion Partners (seller) and Oxford Properties (buyer).

The Tier 1 property encompasses more than 470,000 square feet of rentable Boston office space and commanded a $435 million sale price, which reportedly marked one of the most impactful office transactions in the market this year, as well as the largest pure-play office sale in Boston in the last five years.

“One Marina Park Drive offered exactly what strategic buyers are pursuing in 2026: durable in-place cash flow with a track record of outperformance, meaningful embedded mark-to-market upside, and a waterfront position with no new construction in the pipeline. The competitive tension throughout the process reaffirms that best-in-class office fundamentals continue to command premium pricing.”

Completed in 2010 as the anchor commercial asset of The Fallon Company’s $4 billion Fan Pier development, the 18-story property was 99% leased to a high-credit tenant roster at the time of sale.

One Marina Park Drive boasts both a LEED Gold and a WiredScore Platinum certification. Features include floor-to-ceiling windows opening up to expansive harbor views, floor plates spanning 29,000 square feet, 375 below-grade parking spaces, a fitness center, retail space on the first floor, and all the benefits of an excellent location.

Boston’s Seaport submarket is among the best performing in the country, and the property occupies one of the city’s last direct waterfront sites within Fan Pier in the Seaport. Located adjacently to Vertex Pharmaceuticals’ 1.1 million-square-foot global headquarters, One Marina Park Drive is also within walking distance of South Station, which provides Red Line MBTA service and commuter rail service to the Greater Boston area, and conveniently close to the MBTA Commuter Ferry service at Rowes Wharf.
